FAQ

Rent, deposits, and how to apply.

Student rooms are $800 a month. The old site described monthly rent and a deposit of one to three months. That is not how these leases work.

Spring

$4,000

Due January 1

Summer

$1,600

Due June 1

Fall

$4,000

Due August 1

How is rent billed?

On student rooms the rate is $800 a month: $4,000 for Spring, $1,600 for Summer, and $4,000 for Fall. The full semester is due as soon as the school releases that payment. No exceptions and no partials. A partial is a lease violation. Students are mostly athletes. The university does not pay Ahvino — the tenant receives the funds and pays. Autopay is off. Ahvino does not pull an ACH payment from a school refund. Residential homes are billed monthly, with no reminder before the due day.

How much is the deposit?

Usually $500 on a student room. Residential deposits can differ. The lease states the amount. It is not one to three months of rent. Rent and the deposit are logged separately. A deposit is never refunded automatically. After move-in, upload condition photos in the Tenant Suite. The office evaluates damage and the lease before any amount is returned. An early or broken lease can mean no refund.

Who has to apply?

Every adult 18 or older. The application includes a photo ID. A non-student also uploads pay stubs or other proof of income. A student house requires a cosigner or guarantor, their photo ID, and their e-sign before approval, and does not require pay stubs unless the cosigner uploads proof. After approval those files move into the Tenant Suite and are not requested again. You can apply for a specific open room or for the next opening at a house.

Do you run a background check?

Screening is applicant-paid. In this preview the payment is recorded here, or opened as TEST/AES-TEMP Checkout when that test key is set. It is not an Ahvino Enterprises charge. The office files the report in the Management Hub. No screening company is connected. A denial based on the report includes an adverse-action notice.

What is the late fee?

$50 if a charge is still unpaid 5 days after its due date.

How long is a lease?

Student leases commonly run about a year and follow the semester calendar. Some rooms are month to month. The house page and the lease state the term. From the Tenant Suite, a lease change needs 60 days' notice. If the office marks a lease will not renew, that unit is listed as coming soon.

How do I pay?

After you are on a signed lease, the Tenant Suite records a preview card payment. Nothing is charged. Student leases do not offer autopay or an ACH pull from a school refund. The office can also record a check, cash, or money order, and a security deposit, on your ledger. Call (601) 301-4240 or write ahvinoenterprises@gmail.com.

What does the Tenant Suite show?

Only your own room: the lease, move-in condition photos, photo IDs and proof of income filed with the application, your ledger, payments, renters insurance proof, and maintenance requests. It opens after you are approved and create a password. A cosigner is not given that login in this version. Street addresses on Available Properties wait until both a text code and a different email code match.

Something in the room needs repair.

Send it from the Tenant Suite. A preview concierge writes a summary and logs a text to the office. Dexter picks the vendor. No vendor is contacted from this preview. For water, fire, gas, or no heat, call (601) 301-4240 now.

Can I see a room?

Yes. Call or write with a few times that work. The office is open Monday–Friday, 9:00–5:00. Weekends by appointment.

Why isn't every room listed?

Vacant rooms are listed as available. A room the office has marked will not renew is listed as coming soon while it is still leased. You will not see who lives there, what they owe, or their contact information. A house with no opening still has a page, so you can ask to be considered for the next one.
